The outstanding items a snag list leaves behind once the build is signed off.
Typical of this job
- Doors that bind, stick, or don't latch cleanly on the first try
- Paint touch-ups where the decorators' final coat was missed or marked
- Sealant, trim and sanitaryware items flagged on the handover snag sheet
- Loose ironmongery, sticking windows, and small plaster or filler repairs
- Anything else on your list that falls inside general completion work
What the deposit buys
£350 for snagging & completion work at the UK address you supply. That pays for one visit of up to 4 hours against the items on your list, credited in full against that job.
Any balance due = quoted extra labour + quoted extra materials. The deposit you already paid is credited in full and is never charged twice. If you decline a later quotation, the balance due is £0.
If the included visit is not enough to finish the job, we put the extra work in writing first — hourly rate, estimated hours and any materials. Nothing extra starts until you accept that quotation.
Rough guide: from £4.00 per m² of floor area
A snag list is priced by how many items are open, not by floor area — treat this as a rough sizing guide, not a quote. For reference, a typical 2–3 bed home (around 70–100 m²) with an ordinary-length snag list usually fits inside the visit below. A long list or a larger property can run past 4 hours — ask for a quote first so we can scope it properly. This calculator gives a rough size check only — it is not a quote.
Not included
- Structural repairs, or anything that needs building-control sign-off
- Items that are a warranty/NHBC claim against the original builder rather than general snagging
- Full redecoration of rooms not on your snag list (see Wall & ceiling decoration instead)
Booking
We agree a visit date in writing after payment, once we know the postcode and access. Paying today reserves the job, not a clock time on a specific day. The service begins when we start the included attendance at the address you gave, or when we start writing up the remaining-works note if we cannot attend. Paying on PayPal does not by itself start the service or book a calendar date.
